First Time Homebuyer Education Workshop :
This workshop covers the steps for purchasing a home, mortgage loans, spending plans and credit. It is usually offered on Saturday afternoons; see our calendar for upcoming classes. Additional class time area available upon request by contacting the housing programs staff.



Post-Purchase Workshop & Counseling (one day):
EADC provides workshops and counseling to help homeowners maintain their homes, financially and physically. Topics covered include wise use of home equity, refinancing, and homeowner's insurance and home maintenance. All of our counselors are trained in foreclosure prevention counseling. Contact the housing programs staff for an appointment.



Senior Workshop & Reverse Mortgage Counseling :
Workshops addressing housing, predatory lending, home equity loans, and reverse mortgages are offered for seniors through the Athens Community Council on Aging. EADC staff are members of the AARP HUD National Reverse Mortgage Counseling Network. Contact the housing programs staff for information on classes and counseling.



Preventing Identity Theft and Avoiding Loan Fraud & Preatory Loans Seminar :
Identity Theft is one of the fastest growing crimes in the nation. While all predatory loans may not be illegal, they take unfair advantage of borrowers who can least afford the exorbitant loan costs. EADC's seminar will cover ways to prevent, detect and recover from ID theft and will help consumers learn stay clear of predatory lenders and recognize abusive loan terms. Educational Opportunities

Homebuyers Club
: Our premier educational program, the Homebuyers Club curriculum offers a full range of classes in both Pre- and Post-purchase homeownership education. This series of 8 classes allows club members to develop a deeper understanding of the homeownership. A variety of housing industry professionals speak to the class and we visit some affordable housing projects in the area. Club members are encouraged to address credit and budget challenges through workshop and in one-on-one sessions. Class members serve as a support group for each other as they strive toward homeownership.


Community Based Development and Revitalization
We are currently building new constructions and renewing existing structures through rehabilitation. Our community-based development is for the betterment of the East Athens target area (census tracts 301 and 302) we serve.



In-fill Housing:
Our goal is to sell these beautiful new homes at an affordable price to qualifying individuals or families.

Downpayment Assistance :
American Dream Downpayment assistance is available to Clarke County residents who are purchasing a home in Clarke County and meet the qualifying criteria. We also provide information and referrals to other financial assistance programs applicable to all Georgia counties. Downpayment assistance can be used for down payment or closing costs.

Owner-Occupied Rehab:
Financial assistance for existing homeowners is available for qualifying households.

Rent Smart Workshop & Rental Resources:
This workshop provides practical education to help renters find and keep decent housing. Money management and credit skills are also taught. EADC counselors can provide information on affordable rental housing in the target area (East Athens). EADC will be providing rental education and counseling for prospective tenants. Financial Fitness Seminar : This seminar teaches the skills for tracking spending, increasing savings and making wise loan decisions. Understanding credit reports and self-help credit repair are emphasized. See our calendar for upcoming classes.

One-on-One Counseling:
EADC's certified housing counselors help clients set personal goals & develop plans to overcome barriers and reach their goals. We provide support and information along the way. Become one of EADC's many success stories by contacting the housing programs staff for an appointment.
